Please read these terms carefully before making a booking with St Clements Old Rectory.

These Terms and Conditions ("Terms") govern your booking and stay at St Clements Old Rectory. By making a booking, you agree to be bound by these Terms. Please read them carefully.
1. Booking and Payment
1.1 Making a Booking
All bookings must be made by guests aged 18 or over
A booking is confirmed only when full payment has been received
You will receive a booking confirmation via email within 24 hours
1.2 Payment Terms
Direct Website Bookings (Short-Term)
Full payment is required at the time of booking via credit/debit card through our secure payment processor (Stripe)
Manual & Long-Term Bookings
20% deposit required to secure booking. Remaining balance due as per booking agreement (typically 7-14 days before arrival)
Airbnb Bookings
Payment is processed through Airbnb according to their payment terms
All prices are in GBP (£) and include VAT where applicable
2. Cancellation and Refund Policy
Our cancellation policy varies depending on how and when you book. Please review the policy that applies to your booking:
2.1 Bookings Made Through Airbnb
Bookings made through Airbnb are subject to Airbnb's cancellation policy as stated on the listing. Please refer to your Airbnb booking confirmation for specific cancellation terms.
2.2 Direct Website Bookings (Full Payment Upfront)
For short-term bookings made directly through our website where full payment is taken upfront:
More than 30 days before arrival
Full refund minus £15 administration fee
15-30 days before arrival
50% refund of total booking amount
14 days or less before arrival
No refund available
No-show (failure to check-in)
No refund available
2.3 Manual Bookings (20% Deposit)
For bookings made by contacting us directly or arranged manually where a 20% deposit is paid:
Cancellation Policy:
The 20% deposit is non-refundable in all circumstances. The remaining 80% balance is due as per the booking agreement.
If cancellation occurs after the balance payment is made, no refund of the balance will be provided.
2.4 Long-Term Stays (Extended Bookings)
For extended stays (typically 28 days or more) arranged directly with us:
Deposit & Cancellation:
A 20% deposit is required at the time of booking. This deposit is non-refundable in the event of cancellation.
Long-term booking terms may vary. Please contact us for specific pricing and payment schedules for extended stays.

3. Check-in and Check-out
Check-in
Check-in is from 3:00 PM onwards. Early check-in may be available upon request and subject to availability.
Check-out
Check-out is by 10:00 AM. Late check-out may be available upon request and subject to a fee.
You will receive detailed check-in instructions including access codes via email 48 hours before your arrival date.
4. House Rules
To ensure a pleasant stay for all guests, we require adherence to the following rules:
No Smoking
Smoking is strictly prohibited inside all apartments. A £250 cleaning fee will be charged for violations.No Pets
Unfortunately, pets are not permitted in our apartments, except registered assistance animals.Quiet Hours
Please respect quiet hours between 10:00 PM and 8:00 AM for the comfort of all guests.Maximum Occupancy
The number of guests must not exceed the maximum occupancy stated for your apartment.No Parties or Events
Parties, events, and gatherings are not permitted on the premises.5. Damage and Liability
Guests are responsible for any damage caused to the property during their stay
Any damage must be reported immediately to management
Repair or replacement costs will be charged to the payment method on file
We are not liable for loss or damage to personal belongings
Guests are advised to have appropriate travel insurance
6. Access and Maintenance
We reserve the right to access apartments for:
Emergency repairs or safety inspections
Scheduled maintenance (with 24 hours' notice where possible)
Housekeeping services (for extended stays)
7. Parking
Free on-site parking is included with your booking (one space per apartment)
Vehicles must be parked in designated areas only
We are not responsible for any damage to or theft from vehicles
8. Force Majeure
We shall not be liable for any failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, government restrictions, pandemics, or utility failures. In such cases, we will work with you to reschedule or provide a refund at our discretion.
9. Modifications to Bookings
Requests to modify your booking (dates, apartment type, etc.) are subject to availability and may incur a £25 administration fee. Please contact us as early as possible to discuss any changes.
10. Complaints
If you have any concerns during your stay, please contact us immediately so we can resolve the issue. Formal complaints should be submitted in writing within 7 days of your departure to [email protected].
11. Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes arising from these terms or your booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.
